Joseph D. Margolis
Chief Executive Officer
Joseph D. Margolis was appointed Chief Executive Officer of Extra Space Storage on January 1, 2017. Margolis has been a key leader at Extra Space throughout its incredible growth as a company. Prior to becoming CEO, he served as the company’s Executive Vice President and Chief Investment Officer from July 2015 until December 31, 2016. Margolis also served as a member of the Extra Space board of directors from February 2005 until July 2015 and rejoined the board on May 18, 2017, after his appointment as CEO.
Margolis first became acquainted with Extra Space in 1998 as a joint venture partner with Prudential Real Estate Investors (PREI) and was a key influence in PREI investing $150 million in Extra Space.
During his tenure as CEO, Margolis has been part of many significant milestones for the company. When Margolis became CEO in 2017, Extra Space had 1,427 stores. Now, Extra Space has more than 4,000 stores.
Margolis has led Extra Space through multiple large-scale acquisitions as CEO. In 2022, Extra Space acquired Storage Express and Bargold Storage Systems to build its portfolio and invest in innovative storage solutions. This strategic expansion allowed Extra Space to enhance its offerings and reach a wider customer base, further solidifying its position in the market. Then in 2023, Margolis led Extra Space through the largest merger and acquisition in Utah business history, a $15 billion deal with Life Storage, Inc. The combined company became the largest storage operator in the country (based on the number of self storage locations) with over 3,500 locations, approximately 270 million square feet of rentable storage space, and over two million customers.
For Margolis, building Extra Space’s legacy and achieving long term success also includes remaining a value-driven company. Margolis embodies the company values of integrity, teamwork, passion, innovation, and excellence. He regularly meets with intimate groups of Extra Space employees for roundtable meetings and even takes time to meet every single newly hired corporate employee.
